摘要 伴随着产业发展进入4.0 时代，工业遗产的迭代也迈入了新的发展时期。在两种重要动因的作用下，工业遗产广泛地受到城市本身发展的影响；同时，其蜕变过程符合产业发展的时代规律。在此意义上，西安“大华·1935”项目作为全国首批重要的工业遗产更新项目，从产生、发展、迭代到近期以崭新的面貌重新开业，恰恰反映了这样的规律和趋势。本文通过项目实践与研究，从工业遗产更新的“普遍性”到西安工业遗产发展的“特殊性”；从城市区域的“面”到具体实践的“点”，以多元维度细致记录项目的发展过程、关键要素及策略，剖析并佐证了西安工业遗产迭代的逻辑，以期为广泛的工业遗产资源寻求更新路径，并提供一定的经验和借鉴。

Abstract With the industrial development entering the 4.0 era, the iteration of industrial heritage has also entered a new historical period. Driven by two important motivations, industrial heritage is widely affected by the development of the city itself, and its transformation conforms to the laws of the times of industrial development. In this sense, Xi'an "Dahua·1935" project is one of the pioneering important industrial heritage renewal projects in China. From its emergence, development, and iteration to its recent reopening with a brand-new look, it precisely reflects such laws and trends. Based on project practice and research, this paper records the development process, key elements, and strategies of the project in detail from multiple dimensions including difference between the "universality" of industrial heritage renewal and "particularity" of industrial heritage development in Xi'an, and difference between the "area" of urban area and the "point" of specific practice. Besides, it analyzes and proves the iterative logic of industrial heritage, hoping to seek renewal paths for a wide range of industrial heritage resources and provide some experience and reference.
